What is a modular building? 

Modular buildings are constructed in segments or sections within a factory. Each segment, known as a module, is delivered separately to the site on a lorry. These modules are then connected on-site to form the complete building, often with multiple modules stacked to create multiple stories.

The key distinction between a modular building and a portable cabin is the ability to create larger buildings by connecting multiple modules. While a module has at least one open side for connection to the next module, a cabin is a self-contained structure transported as a complete building. 

Term Confusion: Modular vs. Volumetric

The housing sector’s increased use of modular construction and other Modern Methods of Construction (MMC) has led to confusion surrounding the term “modular.” A broad definition of modular refers to structures composed of standardised units or sections for easy construction or flexible arrangement, which can be applied to various construction methods. Therefore, official government documents now classify these buildings as “Category 1 Modern Methods of Construction (MMC): 3D offsite (volumetric modular).” While the industry still commonly uses “modular buildings,” the term “volumetric modular buildings” is gaining traction as a more accurate description.

Regardless of the terminology, the undeniable fact is that volumetric modular construction offers substantial and tangible benefits for clients, users, and contractors alike.

Advantages of Modular Buildings

Extensive research and documentation demonstrate modular construction’s significant advantages beyond the ability to relocate, repurpose, or sell the building. Some key benefits include:

Temporary, Portable, or Permanent? 

Clients often inquire about portable buildings, which typically refer to cabins—an entirely different category from modular buildings. Modular buildings can be either temporary or permanent structures.

At PF Modular, all our new buildings are constructed to a permanent building standard, designed to have a lifespan exceeding 40 years. We use the same external cladding and roofing materials as traditional commercial buildings, ensuring durability and longevity. Even if you don’t plan to keep the building for that long, it will retain value and can be repurposed, relocated, or sold. The modular nature of these buildings allows for easy adaptation to different sites or layouts within your organisation.

What are modular buildings made of? 

Modular buildings can be constructed using various materials. At PF Modular, we build “beam and post” modules, which consist of hot-rolled steel beams and posts with non-structural infill panels. This design maximises flexibility in layout and allows for large windows and open internal spaces.

Once the steel frame is structurally sound, it is clad with an insulated cladding system chosen based on your preferences and budget. Options range from basic composite steel insulated panels to timber accent walls and other decorative features. We strive to create unique, standout buildings that align with your vision.

Our modules come fully equipped with all your required specifications, including windows, doors, plumbing, electrical systems, and decoration. We offer a comprehensive range of interior fit-out options, right down to appliances like fridges and kettles.

Building Sizes and Flexibility 

To ensure cost-effectiveness, our modules are typically designed to fit within the transportation dimensions of a lorry. The modules are generally between 2.6m and 3.3m wide, 9m to 12m long, with an internal ceiling height of 2.4m to 3.0m. However, bespoke sizes can be designed to optimise your specific building requirements.

Modules are commonly joined along the long edge, with multiple bays forming a building footprint. For instance, five bays of 10m x 3.0m sections create a building equivalent to a typical double classroom block with WCs and storage. Modules can also be stacked to create multi-story structures, with internal or external stairs options.

Modular construction’s flexibility is vast and depends on your needs and budget. Starting the project early allows us to optimise the layout for factory construction, maximising on-site value.
